This well established resort is located on the famous and beautiful Spanish River which cuts through the Northern Ontario wilderness. Five minutes by boat and you are at Lake Huron and the North Channel… 100’s miles of shoreline that boast the most beautiful cruising country in the world.
Turn your boat up-river, and many great fishing spots await you and your guests. (note: this is a different Fishing Zone than down-river with different regs)
Even though we have multiple species of sports fish available, our reputation is for our spectacular Walleye Fishing. Northern Pike, Small Mouthed Bass, Perch and Trout are plentiful throughout the season.
The Resort is just 2.5 hours east of the Ontario /Michigan border at Sault St. Marie, or 6 hours north of Toronto. The town of Spanish is on Hwy 17 , and it’s just a 2 minute drive to Vance’s Resort from the highway. The city of Sudbury is 1.5 hours East.
Perhaps one of our greatest assets is that we have municipal water and sewer.
We have 13 fully equipped cottages with decks, full bath, microwaves, coffee makers, cable TV/Wi Fi (in 10 of the cottages).
We have two new spacious three-bedroom cottages which can sleep 7-8 guests, 6 two-bedroom cottages which can sleep 5 guests and 5 one-bedroom cottages that have a double bed and futon in them. Our large spacious three bedroom cottages have their own barbeque and we also have gas barbeques in our large waterfront screened-in Gazebo.
We have a sauna with pubic washrooms, extra shower rooms, central waterfront fish-cleaning facility, laundromat with two washers and dryers, camp-fire site, and plenty of dock spaces.
We sell fuel, bait, ice and have boat rentals. Our newer docks have cribs with floaters attached.
Our live-in two-bedroom office is centrally located near the waterfront.
We have a gas pump which is recently TSSA-approved, with a new above-ground gas tank as well as a boat pump-out station which is located on the dock area.
An area for parking boat trailers is located at the back of the resort and if our customers wish they can park their cars back in that area as well.
A Marina and Campground is located directly next door. Their boat launch is only 2 minutes away from the camp.
Since we are located approximately 1 km from the town of Spanish, our customers can easily utilize the bank, grocery store, liquor store, churches, Outdoor Store, gas stations , variety store and restaurants. Our customers often take an evening stroll in to our town for ice cream.
*All of our customers enjoy our frequent Thursday night gathering in our Gazebo for great food, fun, laughter and most of all to brag about their day’s catch.
This is a world class fishing resort that has been owned and operated by four generations of the Vance family. It is a well-established business boasting 90% repeat customers.
Advertising for this resort is mainly by word of mouth. We have wonderful guests who are now dear friends, returning from the United States as well as Ontario. Some have been returning for three generations. It would be possible to boost clientele by advertising at trade shows in the off season throughout North America.

One 15 ft and two 14 ft aluminum boats and Mercury motors (two 9.9 H.P. and one 15 H.P.) are available as rentals or for owner’s use.
The majority of our customers prefer to bring their own boats. We also have a tool shed, steel storage shed and motor shed. A list of equipment and other information will be provided to serious buyers.
This resort could also be used as a privately owned family retreat.
The resort can be managed by a couple and if help is needed, like extra help for a changeover day or grass cutting, local people from the community would be interested in part time employment.
This is truly a great opportunity if you are semi-retired and only want to work five months and then have seven months to travel. There is definitely room for expansion on this property: as you drive in, to the left of the entry, the addition of a small motel unit to take the place of the three oldest cottages would be perfect to accommodate more guests.
