The owner’s residence is square log building, approximately 2000 sq. ft built in 1999. The main level consists of a living room, kitchen and dining area, 3 piece bathroom, two bedrooms and a walkout deck. The upper loft level consists on a master bedroom, 4 piece bathroom office, and laundry area. The basement area has a large living room area, a three piece bathroom, two bedrooms, furnace, water tank area and a walkout deck. The basement area is use as a seasonal rental area during our operation season and used for personal use in the off season.
The Main Lodge
The main lodge is a large two story historical building. The building was originally built as a lumber camp in the early 1900. The lodge consists of an office, main dining hall, large commercial kitchen, laundry facility and a housekeeping area. There is a large covered porch off the dining hall that looks onto the lake. The second story consists of a three bedroom rental apartment, a staff washroom, 3 additional bedrooms and 2 storage rooms. The buildings could suit many other potential business models from a rental hall or restaurant.
There are 13 different rental units. Five of the buildings are full log American Plan cabins. There are two small housekeeping cabins, 4 larger 2 bedroom square log cabins (2011), the two bedroom basement cabin and the 3 bedroom apartment. The cabins can all be viewed on the website www.land-o-lakes-lodge.com.
There is a large men’s and ladies washroom area with a large shower stall, and a customer laundry facility. There is a large workshop, a paint storage shed, and a couple of garden sheds. By the lake there is a boat house for boating equipment and a fish cleaning station. There is also a 8ft by 8ft walk-in refrigeration unit for keeping fish and bait cold. There is a gas pump on site.
The Lodge is approximately 2 hours from Ottawa, 1 hour from Kingston and 3 hours from Toronto. The lodge is located 1 ½ hours from the Canada/US border We have a very large US customer base with many guests from Pennsylvania, New York and West Virginia.
The Lodge is located on the south end of Crotch Lake. Crotch Lake is 7 miles/11.26 km long with 55 miles/88.5 km of rugged shoreline. The lake is surrounded by 1,000’s of acres of Crown Land Lake is known to have a great fishery for smallmouth bass, largemouth bass, walleye, northern pike and pan fish.
All the necessary equipment and fixtures to run a smooth operation are included in the sale of the property so the future owner will not have to invest any extra costs to take over operation of the business.
Boat list includes a 16.5ft Alumicraft with newer 75hp Mercury. 16ft Lund Rebel with newer 40hp Mercury, 16ft Lund Rebel with 40hp Yamaha, 16ft Sea Nymph with 50 hp Yamaha. 16ft Pontoon with 30hp Yamaha, 6 14ft aluminum with a mixture of 9.9 and 15hp motors. The larger boats would all have trailers for winter storage.
Other chattels include a Tractor, log splitter, 2 golf carts and docks, two smaller power generators.
Internet access is provided by local DSL service a public network is available to guests. There is a business line and a public telephone available to guests. There is a professionally created website with a good SEO rating. Ontario Hydro provides power to the whole lodge and there is a large generator that provides backup power to the main residence, water supply, gas pump, workshops, and eight of the rental cabins. TV service is available from satellite or local IPTV. The Township snow blows the roads to the end of the driveway. A fish guiding service is available from the lodge.
Reason for Selling/Transition
Current owners are preparing for retirement and looking forward to spending more time with the grandkids. The owners will facilitate a smooth transition and provide training and assistance as required by the new owners.
