The common areas are maintained by Park Management.
If residents would like to rent a boat slip, there are 14 to choose from and only $250 a season – very reasonable!
Currently our Sellers have a caretaker family that live on site in the main Lodge and have been great at assisting on the sales and creation of the sites.
There are three companies our sellers used to Deal & Supply Mobile Units to the new park residences. *There are three sites still left in the development stage.

At Happy Summer Landing the residents are not locked into any contracts or time periods. They can renew each year or not and one can resell the unit as they wish – no limits!
This is a brand-new park, and our infrastructure is also new and improved! The roads and driveways are also improved with gravel and plenty of extra parking, we have brand new decking, docking, and a large communal septic system, said to have a 50,000-litre capacity and meets the standards set out by the Ministry of the Environment.
Our water is drawn from a drilled well, with a filtration system (including ultraviolet and chlorination) tested several times per year.

Our Owners or Caretakers Residence is approx. a 5000 square foot building that was once a Main Lodge offering everything A to Z.
It is the oldest building, that is fully winterized and heated with two furnaces, a wood stove & spread out over two levels.
The main level of 3,245 sqft, has a large a common gathering area, kitchen, dining & conference room, office space, bathrooms, laundry/storage and a front porch with seating.
The upper level is 1,695 sqft and an independent apartment where the caretakers live and has a kitchen bathroom and four bedrooms!
There is a great fenced area for owner privacy, or a safe place for your kids or dog to play.
Overall, it serves as an owners’ residence with potential to be operated as a main lodge/office for the whole complex??
Our outbuilding is the shed / workshop area which is a multi-purpose building that has hydro, great storage for lawn care and tools.
There is also a rented gas tank that supplies gas to the business.
Note: Happy Summer Village is located on Happy Landing Road, which is the name of our Driveway, privately owned by the business.
The waterfront has a small parcel of land with a boat launch that is owned by the Municipality of the French River. No parking is provided by us to the Municipality and the launch is seldom utilized by others outside of the park.
